Exterior House Painting
Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.
Service area · The Colony, TX
State 28 paints homes in The Colony from our Grapevine office. Much of the city was built by one builder in the 1970s and 80s, so many houses on a street look alike. A repaint is a good chance to fix aging trim and make yours look different from the one next door.

Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.

We paint wood, fiber cement, vinyl, aluminum and stucco siding, and each one gets the primer and paint made for it. The crew washes the siding, replaces failed caulk and spot-primes before the finish coats.

We paint window and door frames, baseboards, crown, wainscoting, fascia, soffits and porch railings. Trim gets sanded, caulked and primed where needed, then finished in semi-gloss or high-gloss.

A fence takes full sun and sprinkler water every day, so it grays out fast. We clean the boards, fix loose pickets where needed and prime before we paint or stain.

We paint walls, ceilings, trim and doors in occupied homes, one area at a time. The crew covers floors and furniture, patches and primes, and cleans up at the end of each day.

If the cabinet boxes are solid, paint costs far less than new cabinets. We clean and degrease, sand, prime and finish with cabinet-grade paint that stands up to moisture and daily use.
Local housing
The Colony started as a planned community. Fox & Jacobs bought land on the east shore of Lewisville Lake in 1973, and the first 27 families moved in during the fall of 1974. The homeowners' association led the push to incorporate in 1977, and the city adopted its charter in 1979. Eastvale was consolidated into the city in 1987. The name comes from the 1841 Peters Colony.
Because one builder built so many of the homes, many streets have similar tract houses, mostly brick with painted wood trim and siding, now 40 to 50 years old. The trim and siding are what need work: soft spots near the ground, split boards, and caulk that has pulled away.
The first phases went up between 1974 and 1977, before the 1978 lead paint ban. If your house dates from then, plan on lead-based paint testing before anyone sands or scrapes.
Approvals and permits
We haven't found a city paint-review rule in The Colony. If your neighborhood has an active HOA, check its current documents and get color approval in writing before work starts.
For homes built before 1978, the EPA recommends lead-safe practices. We follow them. Source: EPA lead guidance.
Heat, hail and timing
Homes that face Lewisville Lake take more sun and wind and stay damper than homes a few streets back. Lake-side trim fades faster, and siding near the ground soaks up moisture. We wash, let everything dry and prime bare wood before painting.
North Texas hail season runs from about March to June. Repaint after roof and siding repairs, not before.
DFW averages 20 days a year at 100°F or hotter. On those days we start early and follow the paint's data sheet for temperature and dew point.
Our process
We look at the house, note repairs, and give you a written estimate.
Our in-house color consultant helps you narrow choices. We don't file HOA or historic-district color paperwork, but we help you pick colors from the approved palettes. If your HOA reviews colors, get approval first. We'll set the date once you have it.
Wash, scrape, repair wood, prime bare spots and caulk. Homes built before 1978 get lead-safe work practices.
A project manager runs the crew and keeps you posted.
We walk the job with you and fix anything you point out before we call it done.

Questions, answered
If it was built before 1978, it may. Test before any sanding or scraping. We use lead-safe practices on older homes.
Change the trim and door colors as well as the body. A darker trim, a stained or bold front door, or a painted garage door makes a tract house look different. Check HOA rules first if you have them.
We repair and prime damaged wood before painting. We'll point out problem spots at the estimate.
More sun, wind and moisture than inland streets. Expect faster fading on lake-facing walls, and keep up with caulk and wood repairs.
