Exterior House Painting
Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.
Service area · Richardson, TX
State 28 paints homes in Richardson from our Grapevine office. A lot of the city is 1950s and 1960s ranch houses with low eaves, long fascia runs and painted brick, and those need a different approach from a newer two-story.

Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.

Painted or limewashed brick is one of the most common exterior updates we do in DFW. We clean the brick, check the mortar and use breathable masonry products such as Romabio and KEIM so moisture can still get out.

We paint window and door frames, baseboards, crown, wainscoting, fascia, soffits and porch railings. Trim gets sanded, caulked and primed where needed, then finished in semi-gloss or high-gloss.

We paint walls, ceilings, trim and doors in occupied homes, one area at a time. The crew covers floors and furniture, patches and primes, and cleans up at the end of each day.

If the cabinet boxes are solid, paint costs far less than new cabinets. We clean and degrease, sand, prime and finish with cabinet-grade paint that stands up to moisture and daily use.

Homes built before 1978 may have lead-based paint under the newer coats. Sanding or scraping that paint without precautions spreads lead dust.
Local housing
Richardson's housing grew with its employers. Central Expressway reached the city in 1954, Collins Radio arrived in 1958, and Texas Instruments opened just south of the city line the same year. The city adopted its home-rule charter in 1956, and UT Dallas traces back to 1969.
The Northern Hills Addition (1947) was the first postwar housing development. Richardson Heights, west of the highway, broke ground in 1954 and was the first large one. The Terrace Addition in East Richardson came next, Estates North followed in 1962, and Cottonwood Heights was built out mainly from the mid-1950s into the 1970s. We've painted homes in both Richardson Heights and Cottonwood Heights.
On these mid-century ranch homes the work is mostly horizontal: long fascia and soffit runs, low eaves, wood windows and often painted brick. Fascia boards near the gutters tend to rot, and old window glazing cracks. Any home built before 1978 may have lead paint, so we test before sanding.
Mid-century colors tend to be simple: a muted body, a contrasting front door, and trim kept quiet so the long roofline reads clean. North Richardson's newer subdivisions are mostly brick with painted trim and garage doors.
Approvals and permits
We haven't found a historic paint-review district in Richardson. If you're in one of the newer north Richardson subdivisions, check whether your HOA reviews exterior colors and get written approval before work starts.
For pre-1978 homes, the EPA recommends lead-safe work practices. We follow them and can arrange lead-based paint testing first. Source: EPA lead guidance.
Heat, hail and timing
Ranch houses have a lot of trim facing the sky. DFW averages 20 days a year at 100°F or more, and the long south- and west-facing fascia runs on these homes chalk and peel first.
Hail comes mostly in spring, about March through June. Have the roof and gutters repaired before we paint fascia and soffits, since that work usually scuffs fresh paint.
We follow the paint maker's data sheet for minimum temperature and dew point and plan winter exterior days around them.
Our process
We look at the house, note repairs, and give you a written estimate.
Our in-house color consultant helps you narrow choices. We don't file HOA or historic-district color paperwork, but we help you pick colors from the approved palettes. If your HOA reviews colors, get its approval first and we'll set the date.

Muted body colors with simple trim usually suit these homes. A bolder front door is a common accent. Bring photos you like and our color consultant can narrow the choices.
