Exterior House Painting
Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.
Service area · Plano, TX
State 28 serves Plano from our Grapevine office. Painting in Plano's two heritage districts requires a Certificate of Appropriateness, and much of the rest of the city went up in the 1970s and 80s, so those houses are now 40 to 50 years old.

Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.

We paint walls, ceilings, trim and doors in occupied homes, one area at a time. The crew covers floors and furniture, patches and primes, and cleans up at the end of each day.

If the cabinet boxes are solid, paint costs far less than new cabinets. We clean and degrease, sand, prime and finish with cabinet-grade paint that stands up to moisture and daily use.

We paint window and door frames, baseboards, crown, wainscoting, fascia, soffits and porch railings. Trim gets sanded, caulked and primed where needed, then finished in semi-gloss or high-gloss.

We paint wood, fiber cement, vinyl, aluminum and stucco siding, and each one gets the primer and paint made for it. The crew washes the siding, replaces failed caulk and spot-primes before the finish coats.

A full exterior wash takes dirt, cobwebs, mildew and algae off siding, brick, trim and concrete. We set the pressure and cleaner for each surface.
Local housing
Plano incorporated in 1873. A fire in 1881 destroyed 52 buildings. The city stayed small for a long time, then took off: 17,872 people in 1970, 72,331 in 1980 and 222,030 by 2000 (Texas State Historical Association).
That growth means a large share of Plano's houses are 40 to 50 years old. The brick usually holds up fine. The work is in the wood: trim, fascia, siding accents and fences that have been through several decades of sun. Homes built before 1978 may have lead paint, so we test before sanding.
Plano has two heritage districts. Haggard Park was designated in 2000. The Downtown Heritage District was designated in 2002 and is also on the National Register. Haggard Park's older houses and the 15th Street storefronts are where Plano's color rules apply.
Approvals and permits
Heritage districts. In Haggard Park and the Downtown Heritage District, all exterior improvements need a Certificate of Appropriateness. Painting is listed by name: siding, trim, doors, steps, porches, railings and window frames. Plano's Heritage Preservation Officer can be reached at 972-941-7151. Source: City of Plano CA guide.
Haggard Park colors. The district's design standards call for a three-part scheme: body, trim, and movable elements like doors and shutters. Colors should be natural, with earlier house styles lighter and later styles darker.
HOA neighborhoods. Outside the districts, check whether your HOA reviews exterior colors and get written approval before work starts.
Heat, hail and timing
Collin County homes get the same long, hot summers as the rest of DFW, which averages 20 days a year at 100°F or more. On a 1980s Plano house, the west-facing garage door and trim usually look the worst.
Spring storms bring hail, mostly March through June. Finish roof and siding repairs first. Painting before the roofers come usually means touch-ups later.
Cool, damp mornings slow exterior starts in winter. We stick to each product's data sheet for temperature and dew point.
Our process
We look at the house, note repairs, and give you a written estimate.
Our in-house color consultant helps you narrow choices. We don't file HOA or historic-district color paperwork, but we help you pick colors from the approved palettes. In Haggard Park or downtown, the Certificate of Appropriateness comes first. In an HOA, so does its approval. We schedule after.
Wash, scrape, repair wood, prime bare spots and caulk. Homes built before 1978 get lead-safe work practices.
A project manager runs the crew and keeps you posted.
We walk the job with you and fix anything you point out before we call it done.
