Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.

We paint walls, ceilings, trim and doors in occupied homes, one area at a time. The crew covers floors and furniture, patches and primes, and cleans up at the end of each day.

If the cabinet boxes are solid, paint costs far less than new cabinets. We clean and degrease, sand, prime and finish with cabinet-grade paint that stands up to moisture and daily use.

Painted or limewashed brick is one of the most common exterior updates we do in DFW. We clean the brick, check the mortar and use breathable masonry products such as Romabio and KEIM so moisture can still get out.

We paint window and door frames, baseboards, crown, wainscoting, fascia, soffits and porch railings. Trim gets sanded, caulked and primed where needed, then finished in semi-gloss or high-gloss.

A fence takes full sun and sprinkler water every day, so it grays out fast. We clean the boards, fix loose pickets where needed and prime before we paint or stain.
Local housing
Grapevine has six city-listed historic districts, protected under a 1991 preservation ordinance: Historic Grapevine Township, College Street, Commercial (Main Street), Cotton Belt Railroad, West Wall Street and the D.E. Box Addition.
The College Street district holds homes built from about 1865 to 1949. On the 200 and 300 blocks of East College you'll find central-hall houses, Queen Anne homes, Tudor Revival cottages, Arts and Crafts bungalows and Prairie-style houses. Most have old wood siding with many layers of paint, and anything built before 1978 may have lead paint under the top coats. We use lead-safe practices on those homes and can set up lead-based paint testing before any sanding.
The Main Street brick commercial buildings went up between the late 1800s and about 1920. Nash Farm at 626 Ball St, an 1869 I-house listed on the National Register in 2010, is a good reference for what plain farmhouse paint looked like.
Most of Grapevine's newer subdivisions are brick veneer. On those homes the painted surfaces are the trim, fascia, garage doors and fences, and that's where sun and hail damage shows first. We handle wood trim painting and siding painting on these houses all the time.
Approvals and permits
Historic districts and landmarks. Any exterior change, new paint colors included, needs an approved Certificate of Appropriateness (CA) before work starts. Routine requests usually get staff approval in a few days. Larger requests go to the Historic Preservation Commission, which meets monthly, and full applications are due 4 weeks before the meeting. A CA is separate from a building permit. The Historic Preservation Office number is 817.410.3197. Source: City of Grapevine paint guidelines.
Approved palettes. The city accepts the Sherwin-Williams Preservation Palette, Pittsburgh Paints Historic Paints, Do It Best American Historical Restoration (exteriors only) and Valspar American Tradition (lights only). Historically, most Grapevine houses had a white body and white trim with dark green or black screens and shutters.
Brick. Original unpainted brick in the districts should stay unpainted unless it's deteriorating. Brick that was already painted usually gets repainted. Outside the districts, brick painting is your call.
HOA neighborhoods. Outside the districts, read your deed restrictions, submit color chips to the HOA, and get approval in writing before the crew is scheduled.
Heat, hail and timing
DFW averages 20 days a year at 100°F or hotter (NWS 1991–2020 normals). On a Grapevine house the south and west walls fade and chalk first, so we check those sides closely at the estimate.
Tarrant County has averaged about 7.8 hail days a year from 2010 to 2025, mostly between March and June with April the worst month. If your roof or siding has a claim open, get those repairs done first and paint after.
Spring and fall are the easiest seasons for exterior work here. Each paint has its own minimum temperature and dew point rule on its product data sheet, and we follow the sheet for the product on your house.
Our process
We look at the house, note repairs, and give you a written estimate.
Our in-house color consultant helps you narrow choices. We don't file HOA or historic-district color paperwork, but we help you pick colors from the approved palettes. If your house is in a historic district, the CA has to be approved before we start. We build that wait into the schedule.
Wash, scrape, repair wood, prime bare spots and caulk. Homes built before 1978 get lead-safe work practices.
A project manager runs the crew and keeps you posted.
We walk the job with you and fix anything you point out before we call it done.
