What we do in Dallas

Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.

We paint window and door frames, baseboards, crown, wainscoting, fascia, soffits and porch railings. Trim gets sanded, caulked and primed where needed, then finished in semi-gloss or high-gloss.

We paint wood, fiber cement, vinyl, aluminum and stucco siding, and each one gets the primer and paint made for it. The crew washes the siding, replaces failed caulk and spot-primes before the finish coats.

Homes built before 1978 may have lead-based paint under the newer coats. Sanding or scraping that paint without precautions spreads lead dust.

We paint walls, ceilings, trim and doors in occupied homes, one area at a time. The crew covers floors and furniture, patches and primes, and cleans up at the end of each day.

If the cabinet boxes are solid, paint costs far less than new cabinets. We clean and degrease, sand, prime and finish with cabinet-grade paint that stands up to moisture and daily use.
Local housing
Dallas has had Conservation Districts since 1988, mostly in East Dallas and Oak Cliff. Examples include the M Streets/Greenland Hills (CD 9), Lakewood (CD 2) and Kessler Park (CD 13).
Landmark Districts are the city's historic districts. Swiss Avenue, Munger Place and Winnetka Heights are three of them. The city keeps the full list.
Homes in these districts are generally old enough to have wood siding, wood windows and decades of paint layers. Anything built before 1978 may have lead paint, so we test before sanding and work lead-safe.
Approvals and permits
Conservation Districts. Owners have to submit a Conservation District Work Review for exterior work, including some work that doesn't need a building permit. Each district has its own ordinance. Planning & Development: (214) 948-4458. Applications go through DallasNow. Source: City of Dallas Conservation Districts.
Lakewood, Tract IV. Under Ordinance 33026, Tract IV allows one body color and up to three trim colors. Fluorescent and metallic colors are prohibited, and black can't be the body color. This applies to Tract IV only. Other Lakewood tracts have their own rules.
Landmark Districts. A Certificate of Appropriateness is required before any exterior work. Minor items can go through staff Routine Maintenance review. Bigger changes go to the Landmark Commission. Source: Dallas Landmark review process.
Swiss Avenue. Fluorescent and metallic colors are prohibited. A house gets one dominant color and no more than three trim colors.
Winnetka Heights. Fluorescent and metallic colors are prohibited, and the district limits trim colors. Check the district's preservation criteria for the exact number.
Heat, hail and timing
Old wood takes Dallas heat hard. DFW averages 20 days a year at 100°F or hotter, and on a century-old house the south and west siding, window sills and porch floors break down first.
Spring storms bring hail, mostly March through June. On a historic home, repair the roof and siding first and repaint after.
Each paint has its own temperature and dew point limits on its product data sheet, and we follow them.
Our process
We look at the house, note repairs, and give you a written estimate.
Our in-house color consultant helps you narrow choices. We don't file HOA or historic-district color paperwork, but we help you pick colors from the approved palettes. In a Landmark or Conservation District, the city's approval comes before we start. We pick the start date once it's issued.
Wash, scrape, repair wood, prime bare spots and caulk. Homes built before 1978 get lead-safe work practices.
A project manager runs the crew and keeps you posted.
We walk the job with you and fix anything you point out before we call it done.
