Exterior House Painting
Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.
Service area · Carrollton, TX
State 28 serves Carrollton from our Grapevine office. Most of the city's houses were built in the 1970s, so a repaint here usually starts with wood repair, priming and sometimes a lead test. We also paint storefronts and offices.

Our exterior jobs start with a full pressure wash, then the crew scrapes loose paint, caulks open joints and primes bare wood. Finish coats go on siding, trim, fascia, doors and window frames.

Bare wood soaks up paint unevenly and cedar or redwood can bleed tannins through the finish. We prime trim, siding, fascia, decks, fences, cabinets and new construction wood with a primer matched to the species.

We seal off the room, protect the floors and scrape the texture down to the drywall. Then we patch, smooth, prime and paint so the ceiling is ready to live with.

Homes built before 1978 may have lead-based paint under the newer coats. Sanding or scraping that paint without precautions spreads lead dust.

We paint walls, ceilings, trim and doors in occupied homes, one area at a time. The crew covers floors and furniture, patches and primes, and cleans up at the end of each day.

If the cabinet boxes are solid, paint costs far less than new cabinets. We clean and degrease, sand, prime and finish with cabinet-grade paint that stands up to moisture and daily use.
Local housing
Carrollton's first settlers arrived in 1842. The Cotton Belt line crossed the Katy here in 1888, the city incorporated in 1913, and for years it was a grain-and-gravel town with a brick plant. Today it spans parts of Dallas, Denton and Collin counties.
The big change came in the 1970s. Population went from 13,855 in 1970 to 40,595 in 1980, and nearly three-quarters of the city's housing units were built that decade (Texas State Historical Association). Those homes are now around 45 to 55 years old.
Age shows up in the same places on most of them: original wood trim and siding that has started to rot, caulk that has dried and split, and popcorn ceilings inside. Any home built before 1978 may have lead paint, so we use lead-safe practices and test before sanding. Wood priming, drywall repair and popcorn ceiling removal are often part of the job.
Historic Downtown Carrollton, as the city defines it, runs from Belt Line Road on the north to the DART rail on the east, Vandergriff on the south and IH-35E on the west. The older commercial buildings around the square are the ones the city's storefront grant covers (see below).
Approvals and permits
Carrollton Heights Historic District. This district has its own zoning. We haven't confirmed whether a repaint there needs city review, so call the City of Carrollton before you pick new exterior colors.
Downtown. The downtown form-based rules cover building form. We haven't seen a paint-color rule there, but check with the city before changing a storefront's colors.
Historic Downtown grant. The city's Retail Rehab & Redevelopment Grant lists interior and exterior finish costs as eligible for commercial buildings in Historic Downtown that are older than 20 years. Grants are reviewed case by case by the City Council TOD Committee, and approval is not guaranteed. Source: Carrollton development site.
HOA neighborhoods. If your HOA reviews colors, get written approval before work starts.
Heat, hail and timing
Fifty-year-old trim doesn't handle Texas sun the way new wood does. DFW averages 20 days a year at 100°F or hotter, and on older Carrollton homes that heat opens joints and dries out caulk, mostly on the south and west sides.
Spring hail (roughly March to June) chips trim and dents siding. Get roof and siding repairs done first, then repaint.
We follow each product's data sheet for temperature and dew point, which usually means waiting out cold, damp mornings in winter.
Our process
We look at the house, note repairs, and give you a written estimate.
Our in-house color consultant helps you narrow choices. We don't file HOA or historic-district color paperwork, but we help you pick colors from the approved palettes. If your home or building needs HOA or city sign-off, get it first. We schedule around it.
Wash, scrape, repair wood, prime bare spots and caulk. Homes built before 1978 get lead-safe work practices.
A project manager runs the crew and keeps you posted.
We walk the job with you and fix anything you point out before we call it done.
