A Painter's Guide to Colleyville, TX: Home Styles, HOA Color Rules, Weather and Timing
How Colleyville's houses, HOAs, trees and weather affect a repaint, and when to schedule one.
Colleyville borders Grapevine, where State 28's office is. This guide covers how the city grew and what that means for its houses, how HOA color approval usually works, the city's permit list, what heat, hail and shade do to paint, and the best months to schedule. How Colleyville grew, and what that means for its houses
Farm roots
Colleyville was settled in the 1850s as several small communities: Spring Garden, Pleasant Run, Pleasant Glade and Bransford. It was named for Dr. L.H. Colley and incorporated on January 10, 1956. The population went from about 1,500 in 1960 to 12,724 in 1990 and 19,636 in 2000 (Texas State Historical Association).
Large-lot growth
In the early 1980s the town split over how to grow, and the side that wanted large-lot single-family homes shaped what you see today. The houses range from older ranch and acreage homes to subdivisions built from the 1970s through the 2000s, gated streets, custom homes and newer infill.
What that means for paint
Older ranch homes have more wood siding and trim, and if they were built before 1978 they may have lead paint, so plan on lead-based paint testing before sanding. Brick and stone homes need their painted trim, soffits, shutters, ironwork, garage doors and fences kept up. Many lots have long runs of cedar fence. Custom homes often have tall two-story entries and stained front doors that need careful work.
HOA and ACC color approval in Colleyville
Many Colleyville neighborhoods have an architectural control committee (ACC) with rules on exterior paint. As one example, the Westmont HOA posts an ACC painting supplement, an exterior finishes supplement and a mailbox and wrought-iron color list on its documents page. Other HOAs have their own rules.
The process is usually the same. Get your HOA's current ACC documents, submit color chips or samples, and wait for written approval before work starts. Ask how long approval takes and plan around it. Acreage properties outside an HOA may have no color review at all.
Do you need a city permit to paint in Colleyville?
Painting isn't on the city's permit list, which covers things like new homes, additions and alterations, pools, fences, roofs and HVAC. If the paint job is part of a remodel or repair, check with Building Inspections at 100 Main St, 817.503.1030.
What North Texas weather does to paint
Sun and heat
DFW averages 20 days a year at 100°F or hotter (NWS normals). South and west walls fade and chalk first, and stain on cedar fences and decks breaks down quickly in full sun.
Hail
Tarrant County has averaged about 7.8 hail days a year from 2010 to 2025, mostly March through June with an April peak, according to NOAA Storm Events data. Settle roof and siding claims first and paint after.
Big trees and shade
Colleyville's large lots and mature trees mean shaded walls that dry slowly and grow mildew. Every exterior job should start with a power wash and enough dry time before paint goes on.
Best time to paint in Colleyville
Exterior
Spring and fall are best. Follow the temperature and dew point limits on the product data sheet. Sherwin-Williams generally calls for 50°F or warmer, and some products are rated down to 35°F as long as the surface stays 5°F above the dew point (product data sheet). Add your HOA's approval time to the schedule.
Interiors and cabinets
Interior and kitchen cabinet painting can be done year-round, which makes them good winter projects.
Local spots worth knowing
The Colleyville Nature Center at 101 Mill Wood Dr covers 46 acres with nine ponds and 3.5 miles of trails (Colleyville Parks). Homes near that much water and tree cover see more shade, moisture and mildew. Pleasant Run Baptist Church, organized in 1877, was the first church in what is now Colleyville.
Colleyville painting FAQ
Do I need a permit to paint my house in Colleyville?
Painting isn't on the city's permit list. If it's part of a remodel or repair, check with Building Inspections at 817.503.1030.
Does my Colleyville HOA have to approve my exterior paint color?
If you live in an HOA with an architectural control committee, usually yes. Check your ACC documents.
How do I get HOA paint approval, and how long should I plan for it?
Get the current ACC documents, submit color chips or samples, and wait for written approval. Ask your HOA how long its review takes and build that into the schedule.
When is the best time to paint a house exterior in North Texas?
Spring and fall, within the temperature and dew point limits on the paint's data sheet.
How does hail affect paint, and should I paint before or after a roof or siding claim?
Hail chips trim and scuffs siding and garage doors. Paint after the roof and siding work is done.
How often should a Colleyville home's exterior be repainted?
It depends on the surface. Stained cedar fences and decks need attention most often, painted wood trim and siding next, and brick the least. We generally suggest repainting a home's exterior every five to seven years.
Should I paint or stain my cedar fence?
Stain soaks in and wears away gradually, which makes recoating easier. Paint gives a solid color but can peel and needs more prep each time.
Is my older Colleyville home likely to have lead paint?
If it was built before 1978, it may. Test before sanding or scraping. The EPA explains why on its lead page.
